Latest on the former Balmain Leagues Club

Inner West Council has received preliminary advice (known as a ‘Pre-DA’) for the redevelopment of the former Balmain Leagues Club on Victoria Road in Rozelle.

The proposal is for:

• 182 dwellings, including six affordable housing units, generally situated in three towers of 12 – 13 storeys, facing Victoria Road;
• A new Balmain Leagues Club;
• Retail premises including a new supermarket;
• Commercial space; and
• New open space, lanes and public square.

The Pre-DA process is designed to enable designers, developers and property owners the opportunity to seek advice from Council officers prior to the design being finalised, often enabling issues to be resolved saving time and unnecessary expense.

The Balmain Leagues Club site, which is situated on Victoria Road opposite Rozelle Primary School, is one of Council’s longest-running development campaigns.

Inner West Council - and Leichhardt Council before it - always maintained that the top priority is that it be a sensible and appropriate redevelopment for the suburb of Rozelle.

As well, Council has always advocated for any redevelopment to include the return of the Balmain Leagues Club to the site.

The history of redeveloping the site dates back to 2004. In 2016, Council won a long battle against the overdevelopment of the site in the NSW Land and Environment Court.

The Court found that the development failed to promote the long term viability of the Balmain Leagues Club on the site for the benefit of the local community.

Council staff will now commence a detailed assessment of the Pre-DA proposal, and discuss with the applicant any issues that arise or require resolution.
