Summary of proposal

The Planning Proposal was submitted to Council on the 16 December 2016 requesting the following amendments to the Leichardt LEP 2013:

  • rezone from IN2 Light Industrial to B4 Mixed Use;
  • increase the Floor Space Ratio from 1:1 to 2.3:1;
  • a range of building heights from 15 metres to 31 metres in several 1 to 9 storey buildings;
  • 14,042sqm of residential floorspace equivalent to approximately 170 units;
  • 1,600sqm of non residential floorspace.

An amended Planning Proposal was submitted on the 21 June 2017 for:

  • retention of the IN2 Light Industrial zone;
  • an additional permitted use for residential accommodation through a local provision;
  • an increase of building heights up to 6 storeys across the site;
  • an increase in Floor Space Ratio from 1:1 to 2.54:1;
  • 12,935sqm of residential floorspace equivalent to approximately 142 units
  • 6,000sqm of non residential floorspace.

On August 2017 a Rezoning Review request was submitted to the Department of Planning and Environment (DPE). Subsequently, the Sydney Eastern City Planning Panel (SECPP) was appointed as the relevant planning authority for the proposal.
